Deal of the week - Borland Software leases space at 8303 N. MoPac Blvd.

What: The migration of California companies to Central Texas continues with Borland Software Corp.'s announcement that it is moving its headquarters to Austin from Cupertino. It expects to have 150 to 200 workers in Austin a year from now.

Who: Aspen Properties LLC is the landlord for the site. The Staubach Co. handled the leasing of more than 20,000 square feet for Borland. The software company also has an option to expand its presence in the building. Kathy Carbonetti and Liz Tucker with Staubach brokered the deal for Borland. Andy Carlson and Lucian Morehead with Aspen Properties represented the landlord.

Market details: The move to Northwest Austin puts Borland Software in one of the hottest parts of the city for office building sales and leases.

About the site: The building is off the southeast corner of MoPac Blvd. (Loop 1) and U.S. 183. It has 246,896 square feet, four stories and was built in 1987, with upgrades in 2006. The property has four-story atrium lobbies with fountains, a full-service deli with free Wi-Fi and an exercise area with showers.
